If you love a peaceful beach, but you want to be close to the action of Atlantic City, Brigantine Beach is just right for you. Our charming south end beach home offers a clean family-oriented atmosphere where you will feel like a guest rather than a renter. No need to leave the family pet home, we allow two dogs, cats are not permitted. Having no beds to make your vacation begins as soon as you walk in the door.
Our bright and airy three-story town home is located on the desirable south end of the island in a quiet friendly neighborhood. It offers three spacious bedrooms and two full bathrooms to allow for privacy and can accommodate 8 adults. This home has one of the earliest check in time available, so you get your vacation started on day one.
Brigantine offers a charming small-town feel. The streets are found with bikers, joggers, and dog walkers. The beach is filled with surfers, sun bathers, swimmers, and surf fishing. Being beach block the walk to the beach requires no streets to cross. It does require a walk through the dunes and over the soft sand.... Please view the map to see exactly how close our home is to the beach. Our new Phoenix beach Buggy will make taking all of your essential beach gear to the beach a breeze.
We offer a contact-free check in procedure. You will enter the house through the garage key- pad. The garage contains all the beach gear your family will need. We have boogie boards, beach toys, beach chairs, beach wagon and 5 beach cruisers. 8 beach tags and a parking pass are provided with this rental. Garage includes a second refrigerator to offer more storage space for your groceries. There is one driveway parking spot and plenty of street parking available.
As you enter the home you will find a full laundry room, a full bathroom and two bedrooms, one with a queen size bed and the other with two twin beds. Each bedroom has a 32-inch TV equipped with basic cable. Both of these bedrooms offer sliding glass doors that lead out to the private rear enclosed patio.
Upstairs you will find a spacious open concept Great Room with vaulted ceilings, a wood burning fireplace, two queen sleeper sofas, powder room, and wireless internet throughout the house. There is a 48-inch television equipped with basic cable and HBO. There are many board games, puzzles, and hundreds of books for your reading pleasure. There are two decks on this level for you to enjoy the warm ocean breezes. One of these decks gets morning sun and the other afternoon sun, so there will always be a place to sit outside depending on if you want to be in the sun. Our galley style kitchen offers all the comforts of home.
The third floor offers a private spacious master suite that has an oversized closet, king size bed, ceiling fan, and 70-inch smart TV equipped with Comcast cable and HBO.
This home does not charge extra for bringing your pet, using our linens or cleaning services provided you follow the checkout instructions. All of the bedding is washed between guests including the quilt/comforters. You are responsible for washing your towels and returning them to their proper location. There are extra pillows, blankets, sheets, and towels available in each room. You are required to strip the beds and remove all of the trash to the city's free recycling center prior to your departure. Detergent and dryer sheets are provided for your use.

Primary renters must be a minimum of 30 years old and are required to provide identification and a signed short term rental agreement. This is a non-smoking home. 4-night minimum stay during off season. 7-night minimum stay during prime summer season. I do not offer a discount for extended stays during prime season or off season. I only accept credit card payments.

Deposits and Procedure:
Payments are split in two unless booking prior to 30-day occupancy. 50% of rental rate is due when you book the home. The final payment is due 60 days prior to check in. *** Flexible check in/check out during off season
Cancelation Policy:
If you cancel your reservation for any reason you are entitled to a refund of your payments to me, less a cancellation fee of $250.00, provided that the Premises are re-rented for the dates you have booked. Owner may, in its sole discretion, reduce the rental amount offered without notice, in order to secure a replacement tenant. In that case, the Tenant canceling their reservation is financially responsible for this reduction and their refund will be reduced by the amount of such reduction.
All requests to cancel or transfer a reservation shall be in writing: Written cancellation notice must be submitted 180 days in advance of your check in date for the "Thanksgiving", "Christmas", or "July 4th" time frames, or (2) for all other rental time frames, you cancel 90 days or more in advance of your check-in date. There are no refunds for cancellations made outside of these time frames.
